Landlord's application for eviction is denied on the condition that the Tenant pays $1,000 per month from July 2024 to November 2024, and the remaining $817.48 by December 1, 2024. Landlord must install a closet door and shelf by July 4, 2024. Tenant is entitled to $1,111.54 rent abatement for various maintenance issues.
Tenant to pay outstanding rent and costs in installments
Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent. Tenant filed a cross-application alleging the Landlord breached maintenance obligations and harassed the Tenant.
Tenant did not pay the rent that the Tenant owes.
Landlord yelled at the Tenant, called him a problem, and asked him to vacate the unit on unspecified dates. On November 1, 2021, the Landlord screamed at the Tenant for failing to pay the last month's rent deposit.
Landlord entered the rental unit illegally, substantially interfered with the reasonable enjoyment of the rental unit, harassed the Tenant, and failed to meet maintenance obligations.
Tenant vacated the rental unit on September 8, 2022, without paying full rent arrears.
