Landlord has spent $2,000 to clean the rental unit, replaced the damaged refrigerator, and attempted to inspect the unit, but the Tenant has cancelled appointments and denied entry.
Tenant is developmentally delayed, which should be considered in her capacity to maintain the rental unit.
Tenant has not maintained the rental unit in an ordinary state of cleanliness, despite opportunities and assistance provided by the Landlord.
