If the Tenant fails to make any of the payments, the Landlord may collect the entire outstanding balance and apply for an eviction order without notice.
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears.

Tenant's history of late rental payments
Tenant submitted that the Landlord's evidence of late payments should be given little weight, as the Landlord had not given the Tenant a notice of termination for persistent late payment of rent.
Tenant testified that the COVID-19 emergency declaration resulted in a loss of employment income. Tenant proposed a payment plan to pay the amount owed in five months.
